Selling Your Home Yourself is a Bad Idea

If you’ve decided you want to put your home on the market, the next move you would typically make is to arm yourself with a reputable realtor or estate agent. But, wait – why don’t you just sell your home yourself? It can’t be that difficult, right? You’ve got the Internet to advertise on, post on social media and share with friends that your house in on the market.

The truth is, if you take this approach, you will probably wind up at an estate agents at some point. Why? Well, let’s take a look at some of the reasons why:

  • Estate agents have lists of prospective buyers they can call, do you? You can miss out on a huge number of viewers by going it alone!
  • You have to do all the work yourself. This will take up a huge amount of your time. Do you have a full-time job? If so, how do you expect to fit in chores like researching the local real estate market, taking photos, arranging open houses, negotiating selling price, sort out the contracts, etc. Not only is this stressful, but it can be a massive risk if you don’t enlist the services of licensed realtor or estate agent.
  • Are you confident you can successfully determine your home’s value? Getting your asking price wrong can be extremely damaging. Too high and you price yourself out of the market. Too low and people begin to question what is wrong with your home.

Haunted House Landscaping and Other Things That Turn Off Home Buyers

Are you struggling to get anyone interested in your home? Here are some of the biggest turn-offs that will get viewers running a mile:

  • Wall-to-Wall Carpeting – Most buyers love hardwood floors. Unless your carpet is in impeccable shape, you may want to consider ripping it up and replacing it with something else such as laminate flooring or tiles.
  • Your Personal Taste – Don’t take offense, you may love retro or vintage styles, but the chances of your buyer liking the same type of decor is probably pretty slim. Use an art storage facility to keep your prized possessions out of view until after your big move to your new home.
  • Vanity Strips – Vanity strip lighting above your bathroom sink is definitely a bit out-dated. Unless you are a fan of the 1970s, it’s unlikely that these lights will appeal to many people. Replace your bathroom vanity lights with a more modern style of lighting.
  • Haunted House Landscaping – You know those gardens that look like they have come straight out of a horror film!?! Overgrown, unkempt – the type that looks like anyone could be lurking in between the trees and bushes. Clean up the landscaping around your home – even hire a landscaping company to do a quick clean up of your yard, garden and other outdoor areas. 
  • Popcorn Finished Ceilings – Popcorn finished ceilings never look good, no matter what type of home you have. It’s not so much about the style, rather it’s more about the fact that popcorn ceilings, and other textured surfaces, accumulate a lot of dust and dirt.
